During scrutiny of regulations relating to The Renting Homes (Wales) Act 2016 in the Welsh Parliament today, Janet Finch-Saunders MS, Shadow Minister for Climate Change, has called for the Welsh Government to hold back on introducing greater levels of red tape on the private sector letting industry and instead cooperate with the sector so to stem the flow of landlords leaving Wales and thus leaving the market hugely exposed.
Commenting on the matter, Janet said.
“The private letting sector are being inadvertently pushed out due to hostile Welsh Government policy. The lack of engagement and coordination shows how closed minded the Welsh Government are towards ensuring the private sector plays a key role in housing needs here in Wales.
“Over the past four years, Rent Smart Wales has seen over 20,000 landlords deactivated from their system. At a time when a lack of social housing is being built and affordable housing is scarce, this figure is deeply concerning and sets a dangerous precedent if not addressed immediately”.
Commenting further, Janet said.
“The Welsh Government need to realign their approach to be less hostile and more inviting to the private sector. We need a two-pronged approach to the housing crisis, one which works with landlords alongside delivering a viable house building programme for the people of Wales.
“I uphold my recent view that the return of the right to buy in Wales must go ahead, with profits being re-allocated to new social housing stock”.

“Mae'r sector gosod preifat yn cael ei wthio allan yn anfwriadol oherwydd polisi anghyfeillgar Llywodraeth Cymru. Mae'r diffyg ymgysylltu a chydlynu yn dangos pa mor gul a chaeedig yw Llywodraeth Cymru o ran sicrhau bod y sector preifat yn gwneud cyfraniad allweddol at anghenion tai yma yng Nghymru.
“Dros y pedair blynedd diwethaf, mae Rhentu Doeth Cymru wedi gweld dros 20,000 o landlordiaid yn cael eu tynnu o'u system. Ar adeg pan nad oes digon o dai cymdeithasol newydd, a thai fforddiadwy yn brin, mae'r ffigur hwn yn peri pryder mawr ac yn gosod seiliau peryglus os na awn ni i'r afael â'r broblem ar fyrder”.
Wrth sôn ymhellach, dywedodd Janet.
“Mae angen i Lywodraeth Cymru newid ei dull a bod yn llai gelyniaethus a mwy croesawgar i'r sector preifat. Rydyn ni angen agwedd ddeublyg at yr argyfwng tai, un sy'n gweithio gyda landlordiaid ochr yn ochr â darparu rhaglen adeiladu tai hyfyw ar gyfer pobl Cymru.
“Rwy'n ategu fy marn diweddar fod rhaid bwrw ymlaen â'r cynllun hawl i brynu yng Nghymru, gyda'r elw'n cael ei ailddyrannu i stoc tai cymdeithasol newydd".
